The Free Money Advice Service has been setup by the government to provide impartial advice on most financial matters but is particularly good on Equity Release.

Equity Release is a minefield but a necessary minefield! Get it right and older people can raise money on their property - potentially allowing them to afford to stay in their homes for the rest of their lives. Get it wrong and they can accumulate an enormous debt and effectively disinherit their children as the finance company claims their home in order to repay the accumulated loan when they die. The link below may help you decide whether this might be a useful route to go down. However just as importantly consider using a financial adviser.
This is a simple AgeUK Equity Release calculator which will help you find out how much an equity release loan would allow you to raise on your house.

Cheltenham Mortgage Advisers Ltd

Second Floor, 115 The Promenade, Cheltenham GL50 1NW, UK – 01242 211610

Sarah and her team are highly professional and managed to get us a mortgage when most others failed. They are well priced and always at the end of the phone. I would highly recommend Cheltenham Mortgage Advisors to anyone.

I recently used Cheltenham Mortgage Advisers to remortgage my property. I wanted some additional borrowing & a better rate. Because I am classed as self employed as a company director it wasn't a straight forward application given how lenders regard your income etc. You really need someone on your side who understands the market & the lenders which are most suitable for company director mortgages. These guys have just the experience to do this & really delivered. I am delighted with the remortgage offer they have secured for me. Would highly recommend Sarah & her team!

I have several banks, this is by far the most helpful, friendly and knowledgeable

151 Bath Rd, Gloucestershire, Cheltenham GL53 7LT, UK – 0345 788 8444

A little slow getting a new account set up, it seems all banks want you to go online now

Always found this branch very helpful

109 Bath Rd, Cheltenham GL53 7RA, UK – 0345 740 4404

Nice large bank / office. The lack of parking is a pain. I wish HSBC had more of of town places like before. Having to pay for parking in town or find parking a long walk away is .. well inconvenient. Especially if you carry cash.... Might move to other banks with more out of town locations.

A few parking spaces for customers at the rear are very welcome.

31 Promenade, Cheltenham GL50 1LE, UK – 0345 788 8444

Lush makeover, great staff, such a great update from the one in the high street. Genuinely can't complain. You're always greeted immediately and there's plenty of seats for waiting. :) Whenever/if ever there's a problem they quickly solve and replenish anything.

Really modern and the team are great! Always people to help and the facilities are extremely useful!!

Gloucestershire, Cheltenham GL50 1LR, UK – 0345 740 4404

great service HSBC cheltenham working with Vehicle Solutions Cheltenham

Decent staff and for a High Street branch fast service. Have been helpful and reasonable over the years though not my branch. Good people, regardless of what you think of HSBC as a bank.

Barclays Bank

Rutherford Way, Swindon Village, Cheltenham GL51 9TS, UK – 0345 734 5345

Staff are always pleasant and helpful. The building is clean and accessible, wheelchair friendly too. Parking adjacent, which is free. Great location being out of town and near supermarkets and lots of other shops, so you can combine banking and shopping. Only downside is it is used by lots of businesses, so sometimes you may have to join a long queue, however staff do all within their power to keep this to a minimum. It also has an outside cash point. Really useful resource.

Helpful staff , free parking and cues not to bad if you are in a rush.

As this was the first time I was looking to remortgage I wasn't sure on how the process worked and confused about what option would be best for us. It was reassuring to hear that if our current provider was best for us then he would tell us to stay where we are. I cannot recommend Luke enough! He was fantastic from start to finish explaining all of the options available to us and recommending a lender that would suit us best. Luke has saved us an impressive £120 per month on our mortgage. As well as that he went the extra mile and reviewed our Life & Critical Illness cover, for a similar price to what we are paying now Luke managed to get us an extra £50,000 of critical illness cover. I would urge anyone who's mortgage is up for renewal to have a chat with Luke. For the sake of a 15 minute conversation and filling a few forms in he has managed to save me £1440 a year!

Great dealing with Luke. He helped me find a mortgage that I really wasn't sure I'd be able to get but we got it all sorted and I've managed to stay in my house because of it. He made a really horrible stressful job, very straightforward and fairly easy to sort. Luke was also brilliant at getting back to me promptly with any queries that I had and helped with lots of professional advice. I'd highly recommend his services.

Mortgage Brokers - Key Questions

How much do mortgage brokers charge?
Typically, a broker will actually be paid around 0.35% of the mortgage loan as commission from your the lender. So, for every £100,000 borrowed, they would receive £700 in commission - if they are on commission. Many will therefore not charge for their advise if they are. However they maybe tied to specific companies and so may not be able to offer the best deal. Start with your bank. They will know you personally and financially - hopefully! They will tell you about their mortgages and you can use them as a base line to compare products found by mortgage brokers around Cheltenham.

Is it better to get mortgage from bank or broker?
This question will be answered by this initial mortgage research. You may hit it lucky and find that your bank can give you the best deal - but do check with a mortgage broker first.

How do I find a good mortgage broker?
Don't write off the financial comparison websites. Moneysupermarket is full of good advise on how to find mortgage brokers and may even be able to point you around BRX Cheltenham North that they particularly recommend - although will be on commission themselves! Click the link below to go the the right part of Moneysupermarket.

Are mortgage brokers worth it?
Probably yes and we are not on commission! You are free to the these ones a ring - it could really worth it.
